Inherited a Home in Florida? 5 Questions to Ask Before You Keep, Rent or Sell

Cherline Daniel · October 15, 2026 · 5 min read

When a parent or loved one passes, the family home often becomes the biggest decision on the table — and it usually arrives at the hardest time. There is no need to decide in a rush. These five questions will help your family slow down, get organized, and choose with a clear head.

1Is the home ready to be sold or transferred?

Before anyone can sell, rent out or refinance an inherited home, the right person has to have legal authority over it. Depending on how it was owned, that may mean going through probate, or the trustee acting under a trust. Until that is sorted out, a sale usually can't close.

First step: find the deed, the will or trust, and the most recent property tax bill, and talk with an estate attorney about what's needed to transfer title.

2Who gets a say — and does everyone agree on the goal?

Many families inherit a home together: siblings, a surviving spouse, grandchildren. One person may want to keep the home for memories, another may need their share in cash, and someone else may want to move in. Write down each person's goal early. A plan everyone has heard is much easier to carry out than one decided at the closing table.

3What will it cost to hold the home in the meantime?

An empty home still has bills. Budget for these while you decide:

4What is it worth — and what would you actually keep after a sale?

Start with an estimated market value range, then subtract selling costs, any mortgage or liens, and possible taxes. For inherited property, the tax basis often "steps up" to the home's value on the date of death, which can lower capital gains tax a lot. Your CPA should confirm the details for your family.

5Keep, rent or sell — which fits your family?

There is no single right answer — only the one that fits your family, your timeline and your budget.
